<p>Saskatchewan and Alberta will have the best economic growth over 
the next two years of any other provinces, according to a forecast out 
today.</p>

<p>Jacques Marcil, a senior economist with TD Economics, said the 
economic futures of Canadian provinces this year may largely depend on 
their connections to Europe and exposure to the strong possibility of a 
European recession.</p>
<p>Specifically, the report adjusts a September forecast to show slower 
growth this year in Ontario, Quebec and B.C., while also adjusting for 
faster growth in Alberta, Saskatchewan and Nova Scotia.</p>
<p>&ldquo;The corresponding revision to our provincial outlook was unevenly 
distributed among provinces, but all regions are vulnerable to the 
uncertainty and volatility expected over the next six months,&rdquo; said 
Marcil. &ldquo;These headwinds will likely intensify at a time when 
constrained public finances leave very few tools available for Canadian 
governments to stimulate demand, or at least restore confidence.&rdquo;</p>
<p>Alberta is expected to see Canada&rsquo;s strongest employment growth, up 
1.5% this year, compared to 0.8% nationally. It was already up 3.7% in 
Alberta last year. While unemployment will rise from 7.4% nationally 
last year to 7.6% this year, Alberta will replace Saskatchewan as the 
province with the lowest rate, at 5%.</p>
<p>&ldquo;Saskatchewan, which usually acts as a responsive pool of spare 
workers for Alberta, is failing to do so currently because its economy 
is performing nearly as well as Alberta&rsquo;s,&rdquo; said Marcil.</p>
<p>Overall economic growth, based on real GDP, will increase most in 
Alberta up 2.6%, followed by 2.4% in Saskatchewan. Nationally, it will 
rise just 1.7% this year following a 2.4% gain last year.</p>
<p>The real estate markets in Vancouver and Ontario, however, are 
expected to hinder economic growth in their respective provinces, said 
the report. Toronto will be especially affected by its recent growth in 
condo developments, said Marcil.</p>
<p>&nbsp;&ldquo;In addition to the growing pipeline of supply, the knock-on effects 
of financial market volatility to buyer confidence will likely result in
 a cooling down in condominium sales in the region in 2012 and 2013,&rdquo; he
 said.</p>
<p>&nbsp;Marcil added that Vancouver&rsquo;s real estate market peaked in 2011.</p>

      <title>Strong 2012 expected in Regina!</title>

<p>Regina's real estate market had a banner year in 
2011, setting records for sales volume and average prices and posting 
the second-highest number of sales all-time, according to the 
Association of Regina Realtors.</p>
<p>And 2012 is shaping up to be 
another strong year, says the executive officer of the association in 
his annual year-end review and forecast.</p>
<p>"All of the forecasts for
 the province and the city I've seen (predict) we're going to at or near
 the top of the growth lists,'' said Gord Archibald, executive officer 
of the association. "Assuming that's the case and assuming the economy 
generates jobs, population and household growth, we'll continue to see 
the levels of demand we've seen in the new market.''</p>
<p>Archibald noted that for the 30 years prior to 2007, Regina home sales averaged 2,500 to 3,000 a year.</p>
<p>However, since 2007, home sales have ranged between 3,400 and 3,900. "This is the new normal.''</p>
<p>Last
 year, 3,876 homes were sold on the multiple listing service (MLS) in 
Regina and area, up nine per cent over 2010 when 3,563 properties 
changed hands. That's the second-highest number of sales in a year, 
behind 2007 when 3,935 sales occurred.</p>
<p>The total dollar volume of 
sales surpassed the $1-billion mark for the first time in November and 
ended the year at $1.076 billion - up 17 per cent over $919.4 million 
posted in 2010.</p>
<p>Average sales price for homes sold in the Regina 
area set a new high of $277,909, an increase of eight per cent over the 
previous record set in 2010 of $258,029.</p>
<p>The average sales price 
in the city proper also set a new high at $285,759, up eight per cent 
over the previous year's average price of $263,519.</p>
<p>In December, 
the number of sales broke the 200-mark for the first time, with 225 
homes sales reported in the Regina area, an increase of 22 per cent from
 2010.</p>
<p>Total dollar volume of sales also set a new high for 
December at $61.6 million, an increase of 33 per cent over $46.4 million
 in 2010.</p>
<p>The average sales price for December also established a 
new record of $273,919 for the Regina area, an increase of nine per cent
 over $250,564 posted in 2010. In the city, the average price for the 
month was $285,326, up 13 per cent over $252,569 recorded in 2010.</p>
<p>Archibald
 said the only "wild card'' in his forecast for 2012 is the lack of 
listings, noting that there were only 375 homes listed on MLS at the end
 of 2011, which is the lowest level since 2007 when only 273 homes were 
on the market. "We had over 800 (listings) at the end of 2008,'' he 
said.</p>
<p>But he added November, December and January are typically the "least active months'' for home sales.</p>
<p>"If we had this number of listings on the market in March or April, then that would be a problem.''</p>

<p><span style="color: #ffffff;"><span style="font-family: helvetica;"><span style="color: #000000;"><span style="font-size: x-small;"><span style="font-family: arial,helvetica,sans-serif;"><span style="font-size: small;"><span style="color: #ffffff;">The number of November sales was up 21 per cent over last year &mdash; from 257 to 311.<br>That represents the ninth consecutive month sales have exceeded the 300 mark and is also the first time there have been more than 300 sales in November.<br>In the city itself, there were 259 property sales, up 18 per cent from last year.<br>Since January there have been 3,652 sales &mdash; up eight per cent over the total last year at this time.<br>But it&rsquo;s not just the number of sales that has increased &mdash; so too has the average price, up three per cent over last November, to $273,243.<br>Those selling their homes saw their house on the market for an average of 48 days before being snapped up, with 96.3 per cent of those going for the asking price.<br>That&rsquo;s a little longer than the year-to-date average, which was 37 days and 96.9 per cent.</span></span></span></span></span></span></span></p>

<p align="center"><strong>BRISK OCTOBER HOUSING MARKET SETS NEW 
HIGHS<br></strong></p>
<p>The brisk housing market that began in late summer continued into the fall 
months with new highs being set in October for sales reported through the 
Association of Regina REALTORS&reg; Inc.&rsquo;s MLS&reg; System, said the Association.</p>
<p>There were 342 sales reported during the month in all geographic areas, up 
26% from 2010 when 272 sales were reported. This represents a new high for the 
month of October, exceeding the previous record of 305 set in 2007, and was well 
above both the immediate past five-year average of 268 and the ten-year average 
of 225 sales. It also represents the eighth consecutive month of over 300 sales 
and the second consecutive month where a new high has been set. There were 284 
sales reported in the city, up 19% over 2010 when 238 properties exchanged 
hands.</p>
<p>For the year-to-date to the end of October there have been 3,344 sales 
reported, up 7% over 2010&rsquo;s 3,121 for the same period. In the city, 2,860 sales 
have occurred, up 6% from 2010&rsquo;s 2,694.</p>
<p>The average sales price in all market areas for the month was $282,313, a new 
high for October and an increase of 10% from $257,268 posted in 2010. The 
average in the city was $292,932, also a new high for the month and up 10% from 
$266,083 which was recorded last year.</p>
<p>YTD average price to the end of October for both all areas and in the city 
set new highs. The average price in all areas was $278,255, an increase of 10% 
over 2010&rsquo;s $257,849. The city&rsquo;s average price of $285,731 was up 8% over last 
year&rsquo;s $263,581.</p>
<p>The combination of sales and price highs during the month also resulted in a 
new record for total dollar volume of sales. There was $96.6M in sales reported 
for all areas, an increase of 38% over 2010&rsquo;s $70.0M and 32% over the previous 
high set in 2009 of $73.4M. For the YTD, a new sales volume high of $930.5M has 
been set, surpassing the previous high of $804.7M set in 2010 by 16%. During the 
month, homes which sold were on the market for an average of 37 days before 
selling at an average of 96.8% of the asking price. This compares to 36 days and 
96.5% for the YTD.</p>
<p>For all MLS&reg; System geographic areas there were 1,268 active listings on the 
market at the end of October, including 618 in the city. There were 477 new 
listings placed on the MLS&reg; System during the month, up 22% from 390 in 
2010.</p>
<p>The ratio of firm sales to new listings for the month was 90% in the city and 
72% in all geographic areas. This is an indication of movement to a seller&rsquo;s 
market, especially in the city. Balanced market conditions are generally in the 
40-60% range - above 60% is considered to be a market favouring sellers. For the 
YTD, the same ratio at the end of the month was 69% in the city and 58% in all 
market areas.</p>
<p>&ldquo;The level of sales activity in October is a strong indication of demand for 
housing in the market place. Historically, we would have only seen this number 
of sales during the spring and summer months when the market is at its high 
point. The housing market reflects the strength and the fundamentals of the 
local economy and it&rsquo;s showing up in the number of home sales taking place,&rdquo; 
said Gord Archibald, Executive Officer of the Association of Regina REALTORS&reg; 
Inc.</p>
<p>&ldquo;With two months left in the year, we are well on track to record the second 
highest number of annual residential sales and the first one billion dollar 
volume year in the history of the local MLS&reg; System,&rdquo; concluded Archibald.</p>]]></description>
